URBAN
DESIGN &#38;amp; MASTER PLANNING:


Through
our experience, we recognise the value of a successful masterplan is
hinged on residential developments
of varying density and mixed uses where communities are comfortable
and at ease with the living environment.



We
are able to explore density and unit mix for our clients through
using BIM at masterplanning. It enables us to work closely with all
our clients and provide information on different unit type mix and
the impact of unit type on density, this information is valuable for
appraisals and enables our clients to take informed decisions though
the design process as the design is evolving.

This project transformed a two-bedroom bungalow into a three-bedroom home with a complete refurbishment. The old layout was inefficient, with wasted space and poor flow. We relocated the entrance to the front, creating a new porch and lobby that improves circulation and connects seamlessly to the rest of the house.

The ground floor now includes two bedrooms (one ensuite), a family bathroom, and a reconfigured open-plan living space. A new extension accommodates the dining room and kitchen on a slightly lower level, following the site’s natural contours. This design opens up views from the lobby through the living area to the garden, bringing light and coherence to the home.

	The proposed scheme is for creating a first floor extension on existing foot print of the bungalow and changing external materials. The existing building is ground floor with a split level partial basement to back of the building. The the proposed site in on a lower level compared to the surrounding buildings, and it presents a excellent opportunity to extend vertically thus maximizing the potential of site and its natural contours.

Various design options were explored to find a suitable solution and balance between client needs, impact of the proposal on the surrounding site and aesthetics.

The proposed development is situated on former Gas Works site on Wharf Road in Chelmsford. The project contains 1, 2 and 3 bedroom apartments, 2 and 3 bedroom penthouses, 5 bedroom houses and a commercial unit. Majority of the units across the scheme are designed to M4(2) standards, with some units designed to M4(3) standards. 
The scheme is of mixed use tenure and with variety of unit types, thus creating a interesting development. There are landscaped steps leading from the development to the public path along the riverside, these also form vistas between the buildings thus creating views accross the site. The sunken garden playarea, and landscape features help integrate the buildings within the wider site context.
There are 12 blocks on site which are of varying heights, with the taller blocks towards the southern boundary and are visible from main roads leading to Chelmsfrod city centre from the south, creating a focal point on the site. &#38;nbsp;
